UP IN THE CLUB

Ty Pound £ign · 2 songs · mini album · in production

Ty Pound Sign's first two records: a private members' club that is also a trading floor, and every triple-net lease term turned into a drill punchline. Track one flips from lounge croon to UK-NY drill; track two is the slow melodic one about the twenty-year hold.

UK-NY drill · melodic drill · trap · lounge intro · single male rap vocal

Up in the Club cover

[Intro]

Velvet rope, brass door, marble on the floor

Membership is a handshake, nothing more

They pour the good stuff, I pour the term sheet

Twenty-year paper, that's a sure thing

[Verse 1]

Everybody in here wanna talk about the yield

Seven caps out in the sticks, five caps in the field

Cap rate is the coupon, the building is the bond

Tenant pays the taxes, I just sign and I'm gone

You buy the store, the brand pays the bill

Roof and structure, not my problem, I chill

They call it credit, I call it sleep

Investment grade paper, twenty years deep

[Drop]

[Hook]

Up in the club, up in the club

Tenant pay the taxes, I'm up in the club

Twenty-year paper, corporate guarantee

Absolute net, they can't touch me

Up in the club, up in the club

Cap, no cap, either way we go

Mailbox money, I don't lift a thing

Escalations every five, hear the register ring

[Verse 2]

They used to call me Tycoon, now it's Ty Pound Sign

Press pound to confirm, the wire hit on time

Ty Rant, that's the landlord, I don't fix a thing

Ty Kwon Deal, black belt at the closing, ring the bell

Ty Phoon touch down and the whole market clear

Ty Breaker on the vote, deadlock, I decide it here

Escrow Ty, that's where the money sit

Cap Rate Ty, no cap, every number legit

Ground Lease Ty, I own the dirt, you own the walls

Fifty years from now it's mine, it all falls

Single tenant, but I'm never single (never)

L-O-I Monday, close Friday, hear the money jingle

[Hook]

Up in the club, up in the club

Tenant pay the taxes, I'm up in the club

Twenty-year paper, corporate guarantee

Absolute net, they can't touch me

Up in the club, up in the club

Cap, no cap, either way we go

Mailbox money, I don't lift a thing

Escalations every five, hear the register ring

[Verse 3]

Oh thank heaven, did a strip of Sevens

Dearborn to Morrisville, open twenty-four seven

Sherwin, we win, paint the town in Twin Falls

Four-thousand-four-hundred feet inside them walls

Built in seventy-one, we bought it in December

Five hundred for the building, that's the day I remember

Jackson at seven-six-seven, that's a cap, no cap

Middletown six and a half, ten-year, run it back

Peoria one-four-three-nine at six-fifteen

Baltimore one-four-eight-five, you know what I mean

Jack jumped out the box, Starbucks moved in

Sonic on the pad, drive-thru, gotta go fast again

Raising Cane's, raising rent, chicken on the lease

CVS on the corner, receipt longer than the deed

H-Tea-O on a ground lease, sweet tea on the pad

Tractor Supply, whole county pay the tab

Famous Dave's in Flint, smoke it slow, we don't rush

Top Golf, forty-eight thousand feet, driver off the roof

Hundred twenty-five closings, thirteen states

Forty-five million, mailbox on the first, no wait

[Hook]

Up in the club, up in the club

Tenant pay the taxes, I'm up in the club

Twenty-year paper, corporate guarantee

Absolute net, they can't touch me

Up in the club, up in the club

Cap, no cap, either way we go

[Outro]

Up in the club

Cap, no cap, up in the club

[Fade Out]

[End]

01 · Up in the Club

Smoky members-club lounge, upright piano and brushed drums, crooned → hard UK-NY drill, sliding 808s and triplet hats

🎶 The Sizzle: A velvet-rope lounge croon walks you into the Capital Club, then the beat flips to drill and Ty Pound Sign turns every triple-net lease term into a punchline: no cap on the cap rate, the tenant pays the taxes, twenty-year paper, absolute net.

🎬 The Story: The club is a private members' club and it is also where the deals get done. Every brag in the song is a real single-tenant net-lease term wearing a nightclub outfit: cap rate, corporate guarantee, credit tenant, rent bumps, ground lease, the 1031 swap. The hook is the whole thesis: he is up in the club because somebody else pays the taxes.

  1. #1 · 6 s — Slow gliding view at waist height along the bottle-green velvet rope between polished brass stanchions, moving toward the walnut door. A doorman in a bottle-green greatcoat, seen from behind at mid distance, already has one hand on the door and holds it open; a wedge of warm amber light lies across the wet-dark stone pavement. The small brass plate on the door reads "CAPITAL CLUB". Brass carriage lamps flank the door
  2. #2 · 5 s — Slow push down the centre of the long hall at chest height. White Calacatta marble floor reflects rows of brass table lamps with bottle-green glass shades; deep oxblood leather club armchairs sit empty between them; the walnut Steinway Model K upright piano, 1928, stands against the far wall with its fallboard closed. Tall arched windows show black night. Amber tungsten pools on stone and walnut, green glass glowing
  3. #3 · 4 s — Slow lateral glide at plinth height along the row of glass display cases. Inside each case a lit scale model of a single-storey storefront glows on its landscaped base: a drive-thru with a white-lit canopy, a pharmacy, a dollar store, a bank branch, tiny sodium lamps orange over miniature striped lot of empty asphalts. Small engraved brass plaques on the walnut plinths catch the amber hall light; the cases themselves
  4. #4 · 7 s — Medium view across the white marble bar top, the barman in a white jacket in profile behind the bar, his eyes on the coupe glass as he lowers it onto the walnut beside a folded cream term sheet, the paper lying flat with its signature fold toward the lens. Behind him brass-edged glass shelves of cut-crystal decanters glow amber under green glass strips. The brass bar lamp throws one warm pool on the marble; the glass
  5. #5 · 8 s — Fast continuous push straight at the glass case holding the lit drive-thru model, through the glass, down onto the miniature striped lot of empty asphalt, the tiny canopy growing until it fills the frame and reads as the real thing: a wide steel canopy lit white from beneath over an empty freshly striped asphalt lot, sodium lamps orange on poles, a strip of cold blue neon along the fascia, hard-edged shadows on crisp
  6. #6 · 7 s — Medium view from behind and beside the clerk in a grey waistcoat, his eyes on one row of pale oak tiles on the brass-framed ledger board as his right hand turns a single tile on its brass pivot, the tile flipping over in one slow continuous motion. Rows of stencilled numerals fill the wall above and below; the green-shaded brass reading lamp lights the board from above with cold white spill from the hall behind. The
  7. #7 · 6 s — Low view rising slowly up the steel post of the aluminium drive-thru menu board lit white from inside standing on the white marble floor of the hall, its three tall panels glowing blank white; one panel dims a shade and brightens again while the other two hold. Cold blue neon burns along the walnut wall behind it, and the brass bar lamp with a green glass shade on the walnut table beside it throws a small warm pool o
  8. #8 · 6 s — Straight-on view of the pharmacy drive-thru window set into walnut, thick glass in a brushed steel frame lit cold white from behind. The stainless steel transaction tray slides out toward the camera in one smooth motion, carrying a single folded cream page lying flat, its signature fold toward the lens. The oxblood leather banquette edge in the foreground, the green-shaded brass lamp above throwing amber on the steel
  9. #9 · 4 s — Slow glide down the long hall at ceiling height beneath a garland of cream lease pages clipped edge to edge on a brass wire that runs the full length of the coffered walnut ceiling. The pages hang still and heavy; cold blue neon light from the tall windows rakes across them from one side while the green-shaded brass lamps below glow amber on the marble. Empty leather armchairs far below. Only the camera moves.
  10. #10 · 9 s — Wide view across the freshly striped asphalt lot under the white-lit steel canopy, sodium lamps orange on poles, blue neon on the fascia. A scattered handful of dancers in evening wear at irregular depths: a woman in a black gown spinning slowly with her back to the camera, a man in a dinner jacket dropping low, a couple at the far edge swaying half-time, a lone man in a white jacket stamping fast near a column; no t
  11. #11 · 7 s — Straight-on view of the round polished steel vault door set into white marble, its brass wheel handle and six brass hinges catching cold blue light from the hall. The door swings slowly open on its hinges toward the camera in one continuous motion, revealing warm amber light on rows of empty brass coat hooks inside. The green-shaded brass lamp on the marble beside it glows. Steel, brass and marble, hard shadow on the
  12. #12 · 4 s — Close view of the lit scale model of a bank branch inside its glass case: a single-storey brick building with a tiny lit sign box, a miniature striped lot of empty asphalt, tiny sodium poles glowing orange. The camera pushes slowly toward the glass until the model fills the frame. Cold white light rakes across the walnut plinth from the hall now; the small engraved brass plaque glints. Hard reflections of blue neon s
  13. #13 · 4 s — Close view along the row of brass coat hooks on the walnut board, each holding a tweed flat cap, the nearest cap large in frame. From its brim a small cream paper tag on brass-coloured string reads "CAP", lettering toward the lens; the tag turns gently once on its string and settles. Amber lamp light from one side, cold blue spill from the alcove beyond. Wool texture, brass, walnut grain. The camera holds still.
  14. #14 · 4 s — Straight-on view of the wall of small polished brass mail slots set in dark walnut, rows of hinged brass doors with brass numbers, cold white light on the marble floor before them. One door at mid-height swings open by itself in one slow motion and warm amber light spills out of the slot across the brass around it. All other doors stay shut. Hard shadows, polished metal, walnut grain. The camera holds still.
  15. #15 · 9 s — Medium view from the side, at table height, of a couple in evening wear seen in profile leaning over a low walnut table in the cold-lit hall, a woman in a black gown and a man in a dinner jacket, both with their eyes on the folded cream page between them. Her hand slides the page across the walnut toward him in one slow motion, its signature fold toward the lens. A green-shaded brass lamp glows amber beside them; col
  16. #16 · 4 s — Table-top macro view of a rolled cream lease document bound by a black cotton karate belt, the knot squarely toward the lens, resting on a small white marble plinth. The camera pushes slowly in on the knot until the weave of the belt and the laid grain of the paper fill the frame. One hard cold white beam from above throws a crisp shadow on the marble; a hint of amber from a green glass shade at the frame edge. Deep
  17. #17 · 4 s — Macro view of a heavy Waterford Lismore cut-crystal rocks glass on the white marble bar top, amber whisky inside it spinning as a tight miniature vortex, a small cone of spray rising from its centre and swirling around the glass walls. The brass bar lamp with a green glass shade throws amber through the crystal; cold blue neon from the back-bar edges the rim. The camera holds still; only the liquid moves.
  18. #18 · 4 s — Low table-top view across a green baize table toward a polished brass gavel held raised above its brass sound block by a man in a dinner jacket seen only from the cuff up, his arm already in frame at the right. Absolute Net cover

[Intro]

They want it fast, I want it forever

Twenty-year paper in any weather

Roof and structure, that's not my problem

Absolute net, let the tenant solve them

[Verse 1]

I don't chase the flip, I let the lease run

Year one to year twenty, one by one

Corporate guarantee, the parent signs

So when the store goes dark the check still finds

My mailbox on the first, quiet as a church

Cap rate on the buy, that's the only work

After that it's patience, that's the whole art

Boring is beautiful when the check don't stop

[Drop]

[Hook]

Absolute net, nothing touches me

Absolute net, that's the long game, see

They pay the taxes, they fix the roof

I own the dirt and I got the proof

Absolute net, absolute net

Twenty years deep and I ain't sold yet

[Verse 2]

Escalations, ten percent every five

That's a raise I never asked for, look alive

Options to renew, four by five, that's forty

Grandkids collecting rent off a story

Credit tenant, investment grade, triple B

Sleep like a baby, that's the guarantee

When the market dips I don't look at the phone

The lease don't care, the lease is stone

Ten thirty-one when I'm ready, not before

Swap the pharmacy for a bigger store

Nothing to fix and nothing to feel

Absolute net, that's the whole deal

[Hook]

Absolute net, nothing touches me

Absolute net, that's the long game, see

They pay the taxes, they fix the roof

I own the dirt and I got the proof

Absolute net, absolute net

Twenty years deep and I ain't sold yet

[Outro]

Twenty years, one signature

Absolute net, that's the cure

[Fade Out]

[End]

02 · Absolute Net

Sparse piano and strings, half-sung slow verse → melodic drill trap, glossy 808s and a sung hook

🎶 The Sizzle: The slow one. Piano and strings, then a glossy melodic drill drop about the twenty-year hold: nothing to fix, nothing to feel, absolute net.

🎬 The Story: Absolute net is the lease where the tenant carries everything, roof and structure included, and the landlord's only job is patience. The song is about the long game: escalations every five years, options to renew, grandkids collecting rent from a story, and the 1031 exchange you only pull when you are ready.
